Building Management System (BMS)

  • This controls the switching operation of ACMV systems as per the desired sequence and timing.
  • This ensures effective control and monitoring of the ACMV system, Fire Protection System, Electrical system, Lighting system Lifts and Exhaust fans etc.,
  • Central monitoring of technical parameters of all plant equipments, switchgears, AHUs and pumps is possible thereby improving the reliability of quality service.
  • This also measures all refrigeration and power consumption units.
  • BMS is powered from an UPS for higher availability, reliability and prevention of data loss.
  • These systems shall comprise Direct Digital Control (DDC) connected to Man Machine Interface (MMI).

Communication & Connectivity Facilities

  • BSNL is providing a telephone exchange for an initial capacity of 1000 lines. The connection will be given on demand.
  • This exchange is capable of providing voice, E-Mail, ISDN, videoconference, STD/ISD.
  • Main distribution system frame (MDF) room for voice communication, to receive telecommunication cables from exchange.
  • VSNL are setting up a hub within the park, to provide high-speed international private leased circuit (IPLC) and Internet leased line (ILL) for connectivity. Other service providers viz., Airtel and Reliance are also setting up their hubs to provide similar services

Electrical Power Supply

  • Power supply to the park is through 2 reliable feeders from 110KV Sub Station of Kerala Electricity Board. One supply source is from Bhramapuram within Special Economic Zone. There are 2 nos. of 12.5MVA transformers to take care of the power supply requirements.
  • Technopolis receives 11KV Power supply from CSEZ and stepped down to 415 V through transformers of capacity 2 X1250 KVA each and distributed within Technopolis.
  • Further back up is provided by additional feeders through ring main unit from Kerala Electricity Board
  • Back-up power supply will be provided from D.G sets of capacity 2 * 1250 KVA with Auto Main Failure feature.
  • UPS support is provided for fire protection system, General Lighting, Emergency lighting in tenant and common areas, AC for office, Mechanical Ventilation system, Lifts, Sump pump, BMS andWater pumps.
  • All tenants will be metered for 415 V normal power supply through sub boards located at each floor.
  • The current power tariff for the LT connection to Tenants in Technopolis has two components, viz., a fixed connected load charge of Rs.275/- KW and energy consumption charge of Rs.3.25/- unit. An electricity duty of 8.2 % and an electricity surcharge of 2.2 % on the electricity consumption charges. However, the prevailing LT tariff shall be applicable to the clients

Earthing

A dedicated earthing system has been provided to cater to the tenants, UPS, Server room and communication equipments. This is in addition to the normal grid earthing provided for other electrical systems.

Fire Protection System

  • The systems provided are as per the norms of National Building Code (NBC) of India.
  • 4 nos. of wet riser system with hose reels at all floor levels.
  • Yard hydrants around the building at every 30 meters of interval with a stand post.
  • Each stand post contains 2 nos. of 63mm dia hoses and branch pipes.
  • Sprinkler Risers at 2 symmetric locations for sprinkler system
  • Under ground water storage tank of capacity 300 Cu.m exclusively for fire fighting purpose.
  • A suitable type of portable fire extinguishers
  • Smoke detector in electrical room, ducts, lift shaft, lift machine room etc.,
  • Fire escape route sign boards
  • MIMIC panel shall be located in the smoke free lobby at each floor level.

Vehicle Parking

  • 156 covered Car Parking lots in the Lower and Ground floor level.
  • 51 open Car Park lots in the surface level.
  • Additional open car parking is possible on request
  • Space for 2-wheeler parking

Water Supply and Sewerage

  • Adequate Treated Water is being provided by Cochin Special Economic Zone.
  • The storage capacity of drinking water tank is 460 KL.
  • The average per capita water consumption is factored as 50 liters per day per person.
  • Separate lines are provided for Waste stack and Soil stack.
  • Self-cleansing velocity of 0.75 m/sec to 1.2 m/sec at peak flow is considered.
  • The entire rainwater and surface storm waterare recharged to the under ground water table through a rain - water harvesting system.
